– Evaluated a live multi-family development project in the Dallas-Fort Worth area, creating an investment memo that was presented to industry leaders from Brookfield, Tishman Speyer, CBRE, and other top real estate firms.
– Completed over 60 hours of training in property valuation, financial modeling, deal structuring, and market research.
– Collaborated with JLL professionals to build detailed 10-year cash flow projections, conduct sensitivity analyses, and assess investment risks, applying varied growth rates, hold periods, and exit cap rates.

Kellogg National Real Estate Venture Competition
2nd Place, April 2023
– Co-led a team to develop a winning business plan for a 10-acre micro-housing and RV rental community in San Marcos, strategically situated on the Austin-San Antonio corridor.
– Demonstrated expertise in financial modeling and market strategy, achieving a levered IRR of 20.3% and a MOIC of 3.22x.

Additional Interests
Outside of real estate, Ivan is an accomplished table tennis player, having won the US Open Table Tennis Championship in 2018. He also trains young players, guiding several to national titles in Texas. In his spare time, he enjoys outdoor activities and is passionate about bringing dedication and a results-oriented approach to every endeavor.
